   Hi everyone 

The Tanjah UpDate thread has been archived now that we are moving to exchange of contract.  As a new feature we will have several new dedicated threads for the companies involved with Tanjah i.e. IFP, BCP and CPS, with official information from them on a semi regular basis. I have also had the go ahead to draw up lines of communication with the respective companies to clear up any queries forum members may have. Working this way will provide official answers to forum questions and hopefully will be an efficient and dynamic way for the respective companies to disseminate information along with the more traditional route of email and letters.

	Apologies if this is old news, but I received a response from BCP (Nicola's replacement Michelle Wilde) - stating that firstly a 2nd report is to be issued, which will collate all the various queries (and the associated answers) on the first report. The aim is to get this issued by 14th July.

	I have also been e-mailed by Michelle. She expects exchange to happen in August or September.

	I have received notification from Viceroy Invest that exchange is to take place in September. Just thought you may like to know.,

	International Financial Planners (Carole) have called a few times & tell me that it is a legal requirement that a mortgage is arranged prior to exchange. I have e-mailed BCP for confirmation. Has anyone else heard this or signed up for a mortgage yet ? Her fees are £1200 or £500 now & £1500 upon completion.

	BCP says that this is nothing to do with them and that I should "contact the developer". My Agent advises to hold fire until getting instructions from BCP. I am feeling that this is "hard sell". & I don't like the tactics.

	Hi Fudge I have spoken with IFP. You do not need a mortgage in place prior to exchange of contract although it would be useful for those requiring a mortgage to see if they could obtain one in principle.
