BCP confirm that the mortgage doesn't have to be in place prior to exchange, however once we exchange we are legally bound to purchase the property.

If we assign the contract before completion we may never need a mortgage but this would depend upon finding a buyer.

Sorry Mark. I see what you mean but that clause seems punitive as I don't suppose anyone would want to end up 10% down on their original investment.
