Hi Mark,

With the extra floor will these units now be ground - first - second - third - fourth floors, so anyone reserved originally thinking it will be at the top will now be on the third floor and now will now not be at the top location of the unit and so forth for the other floors.  also meaning they have an extra floor of units to sell so which floor will this be?

Hi Mark, I'm struggling to reconcile to your numbers. I've got a penthouse also. On the schedule of costs my 12% = 235209 plus 1/3 of the 13% element is 84937 totalling MAD320,145 which is a fair bit more than you qouted.

Booey, the new floor is ground floor, everyone has been moved up one level

Redders, are you using BCP. The initial payment is more complicated than just adding those two figures for BCP clients.

Here is an email we have just received from Addoha regarding Tanjah Beach and Golf Resort.
 
 
 
Our new branding – Prestigia, is great news for Tanjah Beach. Sales elsewhere in Prestigia suggest that Tanjah will also sell very well when we start sales to the Moroccan market this summer.
The prices on Tanjah will be 30% higher than those currently offered to clients in the UK until this summer.

PRESTIGIA

Groupe Addoha have added Tanjah Beach and Golf Resort as a project to our luxury brand – PRESTIGIA: 

Prestigia is the new brand for what we used to call Addoha “haut standing” or high end luxury product.

The company has marketed this brand on billboards in every Moroccan city and in national newspapers here. The Casablanca Bouskoura Golf City project villas were the first to be sold under the PRESTIGIA brand. We have sold more than 300 in the last 2 weeks since the launch on the 25th March.  

The list of Prestigia product offered by Addoha currently is: Rabat – Ryad al Andalous, Fes – Fes City Centre, Marrakech – Marrakech Golf City, Casablanca – Bouskoura Golf City, Rabat (Beach) – Plage des Nations, and Tangier – Tanjah Beach and Golf Resort.

Its easy to make claims but hard facts are what counts. What are the current sales at Tanjah, why is the specification changing and where is the so called guaranteed rental package .
 
With respect Mark, you say that you've put your money into this development but isnt that the money that you've made from sales. Also if you pulled out from this development then what would that be telling your clients
 
People should go into this with their eyes wide open and if the developer/agents dont deliver what they promise then they should be brought to rights.
 
We are in this current financial worldwide mess partly due to false promises from international property developers and risky lending by the banks. The banks wont lend no more unless the risk is minimal and if there are no guarantees in place then the risk at Tanjah is high.
 
I really want to buy at Tanjah as I like the look and feel of the place but at the same time my head is ringing with constant alarm bells.

PS. For those of you that need a mortgage on this investment then do yourselves a favour and have another word with your Bank Manager, see what his views are now

All. Just come off a hours very frank conversation with Mr F Bennis from the developer. He was open about their perception of Dreamworld and the rebranding of the development as "Prestige". We also discussed the relaunch to the Morroccan market in June.
The things in the favour of this development are the beneficial payment terms (the only thing Dreamworld did well), the strong contract terms that BCP have negotiatied, the capital gain from getting early and the potential of the development / location in 3 years time. The downside is the shocking exchange rate, the global recession which have no doubt affected sales along with Dreamworlds performance and the lack of rental guarantee. My other concern is what are the plans / timings for phase 2. Will the apartments have rental value with a 9 hole course and only half the apartments built. Anyone who goes ahead will be taking a punt but there could be serious upside if it comes off. Have I missed anything.

I think that is a fair summation but don't forget that Al Houara and Paradise Golf and Beach will be finished in three years time, both with eighteen hole golf courses and both within five minutes of Tanjah Beach. Thats the other thing going for Tajah, it will be the last resort finished in that row, facilities in the other resorts including Tinja will be open.
