Hi all.
This is Margaret from CPS Capital.
We are working through the client list for Tanjah - but we only have telephone numbers - no email addresses, which is slowing things up.
Could I suggest that all clients email us with their contact details so that we can send out the contracts and build some personal contact between us?
Also, Signature Club Class travel is about to be launched in September - all clients who are linked to Tanjah B&G can automatically begin to take great holidays at a great price!! Holidays can be taken from now on, but you must be registered with CPS Capital first - even if you havent gone to exchange yet.
All information on SCC will be sent out with the contracts.

Hi Guy's just to pick up on one point regarding the 8% rental. I have received an information pack from Margaret and the 8% only stands for phase 2 so all of us early birds would still get the 10%
The reason Margaret gave for the 2% drop for phase 2 was the price hike. |

Hello again all
Had a quick look over the contract and the services that CPS offer and this is my opinion. In general they offer a very good serves if of course they can produce the goods. Both the guaranteed rental and the variable are much the same with respect of the costs the only difference being personal usage. The only place I can see problems is with costs. I find the 1,500 euro per year a bit heavy especially for the variable option as there is no guarantees in my opinion they would fill the variable apartments but would give preference to the full Garnette option first as it makes financial sense. For me if any option would be the variable option. So from anything they get me I would have to deduct the 1,500 plus the 30% that they are looking for from each rental that they generate plus what ever other hidden costs come in to play and they always do, not from CPS but just in general. The other major cost would be the furniture pack. Now I hope you are all laying down. The cost for a 2 bedroom one bathroom would be around 13,500 euro and could be more so for me with a penthouse well I'm afraid to ask. Bottom line is BCP, have now supplied us with what we where looking for it is now down to us to decide. In the end it is down to circumstances and affordability and common sense |

I feel that CPS are ripping us off, 13,000 euros for a 2 bed you cant be serious, is the furniture gold layered!!
I am that close to pulling out because of these people thinking that we are mugs, there is a recession on so please dont tell me you cant get a better deal for furniture.
I was at the meeting in Birmingham and was not impressed with everyone there including CPS, so come on guys show us what you're made of before you lose a lot more investors.
I am in the the new build business and you have to be competitive, so stop treating us like mugs and sharpen your pencils otherwise you will have no one to take advantage of.

Hi
I must say that 13.5k does seem way over the top. I am looking at a pack for a two bed place in Portugal at around half that !! and that is for one. CPS will be doing a deal to furnish a couple of thousand units and they should have prices that reflect that.
I think a lot of people may pull the plug on the back of this and be forming a line at DW for there deposit.
Lets hope CPS see sense and try to reach some compromise on this !

It would be intresting to find out what the comition for CPS will be per unit.
I understand that they are a business and must make money but could there be room for them to take less? i don't know but will put this point to Margaret along with one or two other points. |

I understand that the rental guarantee on phase one of the development is 10% and on phase 2 its 8%. Doesn't this mean that with the higher purchase prices that phase two purchases receive a greater amount per annum if they take the rental guarantee compared to those who purchased phase 1.?

Simple thing to do is not use CPS and then they might see sense and drop these ridiculous prices. You cant tell me that they are not making a 200 - 300% mark up on the furniture, if not more!!!
I am getting really p**sed off with companies trying to rip me off in the foreign property market. They have got to realise that they need us more than we need them as without our investment they would not survive. I suggest that we pitch together to either get CPS to drop these ridiculous prices or seek an alternative management company, because if Tanjah is as good as everyone says it will be then surely there would be plenty of management companies falling over themselves to get onto this development.
I was initially buying 2 properties on this site, I have subsequently dropped this to 1 and the way things are going it may soon be nil.
So come on CPS lets hear what you have got to say on this open forum as there are plenty of investors waiting on your response.
