Sounds great to me! I'm trying to get over there towards the end of March. I'll be in Marrakech for a few days and was planning to make a day trip.

I visited the site last year round about this time and I have no complaints with the progress.

What's your view on this point Mark ? Gilmaroc could ask us to complete within 60 days of receiving the habitation certificate.
However I don't think there is anything to worry about as the project is a huge undertaking and sales are slow, i.e. they will not be throwing extra money at the project to speed it up.
The groundworks for blocks 1- 16 have been clearly visible on Google earth for several months now. The construction period on a project like this is time consuming and can be frustrating.

Thanks Mark. We have reserved in block 1. It sounds as though this is one of the first to be built.
Is there a danger that we are asked to complete on an unlettable property before the 9 hole golf course/hotel etc. are ready ?

Hi fudge, that is a real possibility. another problem that we all may run into, regardless of which block we have is the real possibility of major building work going on in the adjoining development(al houra). Im led to believe that they are well behind Tanjah in the building stage and this would surely have an effect on rentals. |

If al houra are well behind Tanjah then they probably have not yet laid a brick

hi fudge seems like we may be neighbours. I will ask this question in may if we have to pay up before golf course e.c.t is complete and hopefully get some answers on time scales and sales. (we'll just have to take a couple of sand wedges and have a game on the beach)

Dear Mr Abeti,
I have already sent confirmation of the first instalment that I paid last month but as yet there is no acknowledgement of receipt from this Notary, Addoha or from your office. Why does this Notary never confirm receipt or reply or write to his clients? I even paid him in advance before he did anything for me. This would not be acceptable in the UK. So can you take firm steps regarding this matter. Rather than just mentioning in passing I strongly suggest that you write to the developer and give all the instances where clients have had to wait over a month for just confirmation of receipt in his account and mention all other unsatisfactory matters. He must make enough money on the interest alone to pay one of his staff to visit the bank daily! Here in the UK my bank would call me, e-mail or fax me daily even if I did not have hundreds of thousands of £ being credited in my account. And I ask you or Addoha to make a complain to his authority in Morocco. And why not? You wrote a month ago that you will send a progress report after your meeting with the developer. Well where is this report? You are not complying with a commitment that you made about 18 months ago! This is causing me unnecessary anxiety! How would you feel if your were in my place? Even Mr Semlali at Addoha has not sent any progress report nor responded to my concerns regarding fittings in the bathrooms. I do not want nor should I be expected to go through this kind of frustration for the next two years and beyond! (Mr Abeti is the senior lawyer at BCP. Below is his short and incomplete reply. He has sent a report since which has been mentioned by others) We will try to contact the notary again and find out if your funds have been received. We will come back to you soon. Regarding our progress report we are just waiting the relevant information from the builder to add to our report. As soon as this is ready you will receive our news letter. |

for those who have not received the report here it is
Tangier, Morocco 08.02.2010 Dear Client Re.: Tanjah Beach & Golf Resort / February 2010 Newsletter I would like to take this opportunity to sincerely thank all our Tanjah clients for their confidence and trust in our services. As you know 2009 has been a challenging year for most of us, both in Morocco and across Europe. I am sure that like us, many of our clients have had to face many of these challenges but I am confident that this will ultimately unite us all in a more determined effort to succeed. After a long difficult two years dealing with this project we have finally managed to exchanged all our client’s contracts. You should have by now received a copy of your signed purchase contract and the bank guarantee. If not, you will receive a copy shortly. With the aim to keep you up to date regarding the progress of the resort’s constructions and future completion of the properties you will receive from us a series of quarterly updates. Within this first update we have enclosed a few photos of the current construction of the development as well as the builder’s current state of construction work. I am delighted to say that despite the adverse climate, our offices in Tangier, Marbella, Manchester, London, and Portugal continue to provide our clients with an outstanding service. Lastly, and most importantly, I would like to wish you all a healthy, prosperous and an outstanding 2010. The whole BCP team joins me in passing on their good wishes to you all with the assurance that the firm is here to serve you whenever possible. Best regards Oscar Abeti there were also photos and also a state of works progress report but hopefully you will get to see them once you received your reports |
