Qatari Diar Real Estate Investment Co, the property-development arm of Qatar’s sovereign wealth fund, will increase its investment in the Al-Houara tourist project in Morocco to $ 1.2bn from $ 170mn, Africa News reported. The additional funds will finance a 234-hectare seaside resort along Tangiers southern coastline, it said.
 
 
 

TANGIER, MOROCCO, July 10 (NNN-MAP) -- Qatari Diar, a real estate investment company from the Gulf emirate, has decided to raise its investments in Morocco's Al-Houara tourism project from 170 million USD to 1.2 billion USD.

The additional investment will be used to finance a luxury seaside resort stretching over 234 hectares along Tangier's southern coastline, the company's managers told reporters here Wednesday.

Qatari Diar confirmed its long-term commitment to the Al-Houara resort project, on which work had reached an advanced stage, they said.

in order to accompany the increase in investments, the holding company had restructured the project to meet the needs of the Moroccan tourism market and divided it into five stages.

The first stage, to be completed by the end of 2009, would include a five-star hotel that will be managed by leading hotel operator Kempinski.

The project also comprises a four-star hotel, a kasbah, an 18-hole golf course, and luxury villas and apartments.

Established in 2004, Qatari Diar Company is owned by the Qatar Investment Authority, the emirate's sovereign wealth fund. -- NNN-MAP

Hi all,

I was originally attracted to the Al-Houara project (at the time when it was fashionable to invest in anything off plan) because everything seemed to stack up very nicely:

 

*The security behind Qatari Diar (who currently have an AA2 credit rating)

*The level of investment ie $1.2bn

* Selling agent Sotheby’s Real Estate together with the naming the Kempinski as managing agents.

* Understood the unit price was high but ROI seemed good and the deal allowed some personal use.

*Deposit secured via Escrow

 

What's gone wrong?

 

Obviously the recession has seen many projects pulled so expected this one to be delayed, although with such professional partners I expected to be kept up to date on events. Not so. This had led me to ask questions on the progress of the development.

 

No joy from Sotheby after weeks of e-mails and calls. Even tried Qatari Diar but could not get through to the right department so gave up in the end. Although I did receive a letter some time ago indicating that the foundations might be completed at the end of Q1  2010.

 

I also read on the Kempinski web site that they would be focusing on the Al-Houara but intended to shelve projects elsewhere.    

 

I understand from a contact in Morocco that that construction is underway however I would like some reassurance. BlueFish, you mentioned in a recent post that construction was well underway - how do you know this? It would be great if you could reassure me whilst I wait for any update from the developers.  

 

Any updates much appreciated.

Have a look at pages 9 - 12 on this pdf, Al Houara is in the background on the other side of the road, the cranes were not there twelve months ago.
